What does Flourrish Asset Management do?

Flourrish provides end-to-end property management in Chennai. We find and verify tenants, collect rent, inspect the property, coordinate maintenance and repairs, handle authorized bill payments and send you regular reports, photos and video walkthroughs.

Who is the service for?

Two groups mainly: NRI and overseas owners who cannot be in Chennai, and local owners who are busy, travel often or have several properties. We also support tenants who move into the properties we manage.

How much does property management cost?

Our planned fee is 12% of the annual rental value, charged to the property owner. The service agreement explains what is included, what is excluded and any additional charges. Please confirm final pricing and tax treatment with the Flourrish team.

How does the 12% fee work?

The fee is calculated on the property's annual rent and covers tenant coordination, rent collection, maintenance coordination, inspections, reporting and owner communication. Major repairs, renovation, government charges, CA fees, legal fees and special projects are additional and always approved by you first.

Do you find tenants?

Yes. We market the property, handle enquiries, coordinate viewings and shortlist suitable tenants. You approve the final tenant before any agreement is signed.

Do you verify tenants?

Yes. We carry out background checks and coordinate police verification where applicable before a tenant moves in.

Do you collect rent?

We track rent due dates, send reminders and follow up on delayed payments, then confirm the rent status in your monthly report. Rent is paid into the account you specify in the service agreement.

Do you manage maintenance?

Yes. When an issue is reported we send you photos or video, get an estimate from a vendor, wait for your approval, coordinate the repair and send completion photos and the invoice. Routine, low-value items can be handled within limits you set.

Do you inspect properties?

Yes. Regular inspections are part of the service, with photos and notes documented in your report. Vacant properties are inspected on a schedule agreed with you.

Do you provide video reports?

Yes. Periodic video walkthroughs show the condition of your property, any maintenance issues and relevant updates, so you can see it for yourself wherever you are.

Can you manage my property if I live abroad?

Yes — NRI owners are a core focus. We communicate on WhatsApp and email at times that suit your time zone, and we can coordinate with qualified CA, legal and banking professionals for NRI-specific matters.

Can you manage vacant properties?

Yes. Vacant property care includes periodic inspections, cleaning, pest control coordination, water and electricity checks, leakage and security checks, garden maintenance, photos, videos and emergency support. Pricing for vacant properties is quoted separately.

Can I approve major repairs?

Always. Major repairs, large expenses, new tenants, rent changes, lease renewals and renovations all require your approval. We handle the routine work; you keep control of the decisions that matter.

Do you help with property tax?

We can handle authorized property tax payments on your behalf and keep the receipts in your documents. Government charges are passed through at cost.

Do you help with utility bills?

Yes. Electricity, water, gas and apartment association dues can be paid on your authorization and reported each month, so nothing lapses while you are away.

Can you coordinate POA documentation?

We can coordinate with lawyers on Power of Attorney and other property-related documentation. Flourrish does not provide legal advice; the documentation itself is prepared and advised on by a qualified legal professional.

Do you provide tax advice?

No. Flourrish coordinates with an empanelled Chartered Accountant for matters such as TDS on rent paid to NRIs, GST, FEMA and repatriation. Professional advice should be obtained from the appropriate licensed advisor.

What happens during an emergency?

For issues such as leaks, electrical faults, fire, break-ins, storm damage or urgent tenant problems, our local team responds, works to secure the property, alerts you, coordinates a vendor and follows through to resolution. Emergency response procedures depend on the situation and local availability.

Can I cancel the service?

Yes. The notice period and any handover steps are set out in your service agreement so that tenants, documents and payments are transferred back to you cleanly.

What is NRI property management?

NRI property management is a service where a local team looks after a property in India on behalf of an owner who lives abroad. In Chennai, Flourrish finds and verifies tenants, collects rent, inspects the property, arranges repairs with the owner's approval, pays property tax and bills, and sends a monthly report with photos and video.

How do I choose a property management company in Chennai?

Look for six things: a team based in Chennai, a written service agreement, a clear tenant verification process including police verification, a rule that major repairs need your approval, regular reports with photos or video, and a fee that is stated in writing. Ask how they handle emergencies and late rent before you sign.

Can an NRI rent out a property in India?

Yes. NRIs can rent out property they own in India. The rent is usually paid into the owner's NRO account, the tenant is generally required to deduct tax at source (TDS), and the rental income is taxable in India. A Chartered Accountant can confirm what applies to you.

What is the difference between a property manager and a broker?

A broker usually finds a tenant or buyer for a one-time commission and steps away. A property manager looks after the property on an ongoing basis: tenant checks, rent follow-up, inspections, repairs, bills and reporting, for as long as the agreement runs.

How often will I get updates about my property?

You get a monthly report covering rent, tenant, bills and the property's condition, with photos and video walkthroughs. Anything urgent, such as a leak or a repair that needs your approval, is sent to you on WhatsApp as it happens.

Which areas of Chennai do you cover?

Our primary focus is OMR, ECR and South Chennai, including Sholinganallur, Perungudi, Thoraipakkam, Velachery, Adyar, Besant Nagar, Medavakkam, Tambaram, Pallavaram and Chengalpattu. If your property is elsewhere in Chennai, message us and we'll confirm.

Is it safe to rent out my Chennai flat while I live abroad?

It can be, if the basics are done properly: a verified tenant, a written and registered rent agreement, a move-in inventory with photos, regular inspections and someone local who follows up on rent and repairs. Most problems owners face from abroad come from skipping one of these steps.
